Q: Trading in a home for a new one sounds like trading in a
car. How does it work?
A: Works much the same as trading in your car for a new one.
You pick out an existing home we have built, one under construction or meet with
us to design plans for a home to your liking. We price the new home and lot
package. We value your home. Next we calculate the difference. Actually what
happens is we agree to purchase your home and you agree to purchase ours. We
give the information to the mortgage company and its that simple. This
eliminates the dilemma for the home owner to have two homes at one time and two
payments while selling your existing home. It allows for you to move from your
existing home to your new one without trying to find a short term rental if you
would have sold your existing home and then contracted to build a new one. It
eliminates the bother of having strangers in your home looking to purchase. It
eliminates the need for you to not be able to be at ease in your home for
possibly months so it is presentable for prospective buyers to view. You
continue to live in your home while you watch your new home be built. The same
person you meet with at NPW to begin you home building process stays with you
through the complete home building process from design to closing. You benefit
from our years of experience and expertise.
Q: Can I trade my existing home for a home you custom build
on my lot?
A: Most of the time we consider a trade of an existing home
for one under construction or one we would build on one of our many
lots available. But on occasion we might
be able to possibly trade for a home built on your lot.
Q: Can I trade my home in if I have an existing mortgage?
A: Yes, your existing mortgage is paid at the closing. You
simply stop making payments on your old home and start making payments on your
new one.
Q: Why would NPW offer this option? What is the catch?
A: No catch, we want to make it as simple as possible or
eliminate the hassles associated with purchasing or building a new home. It's
going the extra mile to make it possible for new home dreams to come true. Even
though it means selling two homes to sell one.
Q: Where did you come up with this concept?
A: Years ago my family was in need of a larger home with a new
child on the way. I did not want to buy or build a new home while still having
the home we were in. So we put our home up for sale and waited. It was difficult
because we couldn't really look for another home till we had ours sold. Once we
sold our home we had to find a home to rent while finding a home to purchase or
build. We found a home to rent and moved in. In just a month or so after moving
in the rental home with the garage full of our packed household goods, the
landlord told us the home was for sale.. We did not want to sign a long term
lease because our desire was to move into a new home as soon as possible. We
realized we might have to vacate the home with a 30 day notice. I did not like
the insecurity of having my family unsettled and having to allow the home we
were renting and living in be shown to prospective buyers. I had learned a hard
lesson. I was determined not to put my family in that situation again. Years
later we found ourselves wanting to build a new home near my wife's parents.
Remembering the uncomfortable circumstance from the last move we made I was
determined to not put my family in that position again. So I built the new home
without selling the home we were living in. Our family was not uprooted and all
was well during construction. Nice. But, after the move into our new home I put
our old home up for sale. It took over a year to sell on top of the months to
build the new home. Two house payments, two yards to mow, two electric bills,
two water bills, two insurance payments, etc.. The list goes on. I questioned my
decision numerous times during that year plus. With both these negative
experiences under my belt I desire to eliminate this for folks buying or
building with our company. Out of those negative experiences has come a win win
situation for our clients.
Q: Can the price change during construction?
A: The price we give to build your new home is fixed. The only
variable I can think of would be if we were building on your lot, you wanted a
basement, we would need to have a rock clause in your contract since we might
have greater costs to dig the basement. And of course you would be aware of this
before we even agreed on the contract. Otherwise what we agree to sell you the
home for and what we agree to purchase yours for is fixed. You may decide to
make changes as the work progresses, you can, but sometimes with additional
costs.
Q: What are the advantages to trading in our home rather
than selling it out right?
A: This eliminates the dilemma for the home owner to have two
